The Psi Epsilon chapter of Zeta Psi built their house in 8 Webster Avenue in 1925, as part of Dartmouth’s new Fraternity Row. By 2007, Zeta Psi fraternity was a handsome but tattered vacant building. The alumni had to decide if they should keep it or tear it down, so we did a Feasibility Study. We measured and investigated the house from the archives to the grungiest corners of the basement. Was the building structurally sound? Could it be wheelchair accessible? Would Zoning allow it to expand for a 2nd stair and more bedrooms? Due to the quality of the original design by Jens Larson, the answers were all positive. The alternative new building on the small lot was more costly and less appealing.
So the team went to work. The 1st floor was kept largely intact; the rest stripped. The South Porch was re-built one step higher for access. It was replicated on the exterior. An addition to the west added a stair, lift, boiler room, kitchen, bathroom, and bedroom.
We kept the brick, porch columns, arched windows, oak doors, and plaster vaulting. We repaired old damage. We added space, privacy, comfort, and safety. The students now have day-lit living spaces that combine modern systems and energy efficiency with the character and personality of a fine old building.
